1. I will inspect your property and develop a feel for your situation.

2. I am available to you at all times for questions and consultations.

3. I research comparables and provide an accurate comparative market analysis for you.

4. I will help you set a realistic market value and listing price.
*Underpriced listings rob you of your hard earned money.
*Overpriced listings drag out the process and cause you aggravation.

5. I always prepare an accurate listing which conforms to local, Provincial and Federal regulations.
*I obtain surveys and take necessary digital photos.
*I obtain mortgage and tax verification for you.
*I also obtain utility figures for you.

6. I will process your listing within 24 hours:

*Through T.R.E.B - An additional 2000 Agents and 3370 Brokers
*Interboard - Oakville and Brampton if warranted.

7. We will review your properties needs and strengths, then prepare a colour "Features of this Home" brochure for prospects and coach your family as to how to get the most out of each showing.

8. I will distribute a professionally prepared "Just Listed" brochure.

9. I will install a professionally prepared "FOR SALE SIGN"
I'm a 24 Hour salesman!
If someone calls on the sign or an ad,
I can usually answer within 15 minutes if I'm not in the office.


10. I schedule agents' open houses, 10-12 a.m., according to M.R.E.B. Zones. - They cannot sell what they have not seen.

11. I advertise regularly in - Real Estate News & The Toronto Star.

12. I will hold a public open house. If desirable - with adequate promotion.

13. I will always follow-up showings and report impressions back to you.

14. I will give you regular reports - update C.M.A. with new comparables when listed / sold to maintain competitive edge.

15. I will obtain / present / negotiate all offers - so as to maximize return.

16. I WILL GET IT SOLD !!!

17. I complete all paper work/ follow-up - lawyers - appraisers - brokers - boards.

If for any reason, at any time, you are unhappy with my services, I will null and void the listing contract and provide a mutual release signed by my broker allowing you to do business with whomever you desire under no obligation to me.
