My Declaration of Service to Buyers

1. Firstly, as your Agent we will discuss what your needs are in terms of price, location and type of home. After establishing your buying criteria, I will immediately start emailing you, properties for you to review.

2. The mortgage you choose in financing your new home should be given "top priority" prior to previewing homes. With so many financing options available, I strongly recommend you speak to the mortgage broker that I use on an on-going basis. Even if you have been pre-approved by your own bank, in most cases; I can save you money. It doesn't hurt to get a second opinion.

3. Once you have decided what homes you would like to see, I will spend the time that you require to educate yourself to what is available in the marketplace, including properties not listed on MLS. (eg. private sales)

4. I ensure that I will always provide you with sincere, honest advice in assisting you in your decision-making as well as provide you with the most recent sales in the neighborhood where you are considering to buy. So you can be confident with your final decisions.

5. I will show you why signing a "Buyers Agency Agreement" is to your benefit and how it will protect you - The Consumer.

6. In every real estate transaction, the final decisions are made by the Seller and Buyer, however, I guarantee that you will have my 18 years of experience at your disposal when it comes time to negotiate the offer to the Purchaser. I will be in your corner with your best interests in mind - fighting for your every dollar.

7. I will show you how to beat out the other buyers when faced with multiple offers on a home that you wish to purchase.

8. I will explain why having a home inspection is a must.

9. I have access to many resources of outstanding quality and professional services that you can trust for services such as mortgages, home inspections and legal services. People who I trust and have used for many years.

10. I will be available to you at all times for any questions or market data that you may require.

11. I will ensure complete "CONFIDENTIALITY" when it comes to your personal information. So, if you have been recommended to me by your peers or relatives, your information will be kept in the strictest of confidence.

12. I will calculate all of your after purchase costs for you. (eg. Legal fees and land transfer tax.)

13. I will provide you with a "no pressure service" - just sincere assistance in helping you find your dream home.

If for any reason, at any time, you are unhappy with my services, I will null and void the buyers agency agreement and provide a mutual release signed by my broker allowing you to do business with whomever you desire under no obligation to me.
